A fire-rated door in finished space has two jobs that pull against each other: satisfy the fire separation, and look like it belongs in a hotel corridor, a hospital wing or an office floor. That is what a mineral-core wood door is for — the certification lives in the core, and the face is veneer or laminate chosen to match everything around it.

A mineral core is softer than a particleboard one. That is why hardware reinforcement is built in at the factory, and why a lock changed on site with a hole saw is a door written off — the fixings have nothing to hold onto and the label is gone either way.
Wood or steel for this opening?
The decision is usually made by which side of the building the door is on.
- Finished, public-facing space — corridors, suites, offices, patient rooms: wood, because the door is part of the interior.
- Back-of-house, service and exterior — stairs, mechanical rooms, garages, loading: steel, because the door is a tool and takes abuse.
- High ratings and temperature rise — 180-minute separations and stair doors with a temperature-rise limit: steel, where those listings live.
- Washdown and wet areas — kitchens and processing: neither; that is stainless territory.

What a fire-rated wood door costs
Fire-rated wood doors are priced by the core, the face and the hardware — and the face is where the money goes visible. What moves the number:
- The rating — 20, 45, 60 or 90 minutes, which sets the core
- Face — plastic laminate, standard veneer, or a premium or matched veneer
- Whether the veneer has to be sequence-matched across a floor or a pair
- Factory finishing versus site finishing, and the stain or paint specified
- Fire-rated glazing — vision lite size and the ceramic glass it needs
- Hardware, including electrified locks on hotel and suite doors
- The frame — reusing a labelled steel frame, or supplying new
- Quantity and access, and whether the building stays occupied through the work
Nothing on a labelled wood door can be trimmed on site beyond the small allowance the listing gives. Undersize openings are handled at the order stage, not with a saw.
Common questions
Can a wooden door be fire-rated?
Yes, and fire-rated wood doors are used throughout hotels, condos, hospitals and schools. The rating comes from the core rather than the face: a mineral core — a non-combustible board made from mineral fibre — sits behind the veneer or laminate, with fire-rated edges and blocking around it. The result is a labelled assembly that carries a certification mark exactly like a steel one, while looking like the millwork around it.
What ratings do wood fire doors come in?
20, 45, 60 and 90 minutes cover essentially all commercial wood doors. Higher ratings, and openings that also need a temperature-rise limit, are usually met in steel instead. If the drawings call for 3 hours, expect a hollow metal assembly rather than wood.
What is a mineral core?
A non-combustible core board of mineral fibre, used in place of the particleboard or stile-and-rail core in an ordinary commercial wood door. It is what lets the door hold a rating. It is also softer and heavier than a particleboard core, which is why fire-rated wood doors need their hardware reinforcements built in at the factory and why cutting one on site is not an option.
Can a fire-rated wood door be cut down to fit?
Only within the small trim allowance the listing gives — typically a fraction of an inch at the bottom, and nothing at the stiles or top rail unless the manufacturer's listing says otherwise. Trimming past that exposes the core and voids the label. Undersize or non-standard openings are handled by ordering the door to size, which is why the measure matters more here than on an unrated door.
Can fire-rated wood doors have vision lites?
Yes, with fire-rated glazing in a listed lite kit, factory-installed. The permitted glazed area shrinks as the rating rises, so a 20-minute corridor door can carry a generous lite while a 90-minute door is limited to a narrow one. Cutting a lite into a labelled door after the fact is not permitted — the opening is part of the listing.
Will the veneer match our existing doors?
Usually, and it is worth planning. Veneers are specified by species, cut and match, and can be sequence-matched across a run so a corridor of doors reads as one set. Where an existing building is being extended or partially refurbished, an exact match to doors from a decade ago is not always possible — in that case we will say so and suggest matching a floor at a time rather than pretending.
Do wood fire doors need steel frames?
In commercial work, almost always — a labelled hollow metal frame is the normal partner for a fire-rated wood door, and the assembly is listed that way. Fire-rated wood frames exist and are used where the architecture calls for them, but they are a specialty item. Either way, the frame has to be labelled: a fire-rated leaf in an unrated frame is not a fire-rated opening.
How long does it take to get wood fire-rated doors?
If the labelled door is a standard size, it takes 1–2 weeks to prepare the hardware and install it. If the door is a custom size or needs specific hardware, it can take 8–12 weeks to produce it and source the hardware. Then 1–2 weeks to schedule the job and install them, depending on the size of the project. Factory-finished and matched-veneer doors sit at the longer end, because the finishing is part of the fabrication rather than something done on site. On site, a single labelled opening is usually a day; a building's worth of suite doors is phased over several weeks.
