The three overhead doors, and which one an opening in Toronto takes

Almost every commercial overhead opening is closed by one of three doors, and the building decides which, not taste. A sectional is hinged panels running up a track and folding back under the ceiling — the best-insulating door, and the usual answer at a dock position or a commercial garage. A rolling steel door is slats coiling into a barrel above the opening, so it fits where there is no room for a track. A high-speed fabric door is specified for how long the opening stands open. Most Toronto buildings have more than one.

Office towers

What an office building has is a parking entrance and a loading door in the P1 level, and both are usually the least maintained doors on the site until one of them jams. Headroom below a slab is the constraint, so these are often low-headroom track or a rolling curtain, and the gate at the ramp is on its own cycle count in the thousands.

Retail

Retail overhead work is the back of the building, not the front: a receiving door onto the service court, and a drive-through or car-wash bay on a quick-service site. Both are exterior openings on a wall the public can see, so the finish matters more than it does on a plant, and a stuck door means deliveries stack up in the lane.

Hospitality

Hotels and venues run overhead doors on the service entrance, the loading bay behind the ballroom and the parking ramp. All three are on the guest side of a wall from somewhere quiet, so noise is part of the specification here in a way it is nowhere else — an insulated sectional on a soft-start operator rather than a chain hoist on a bare curtain.

Institutional

Schools, campuses and municipal yards keep overhead doors on maintenance garages, grounds buildings and the bus or fleet bay. These are doors operated by people who are not trained on them and used harder than anybody planned, so the safety package is the specification that matters: photo eyes, a reversing edge, and controls where the operator can see the door.

A managed portfolio has one overhead door per building and no two the same age. What a property manager needs is not a door — it is a condition list, a price per opening and a schedule. Common questions about overhead doors

What is a commercial overhead door?

Any door that opens upward and stores overhead rather than swinging on hinges. Four families cover almost all of them. A sectional door is made of hinged horizontal panels that run up a track and sit flat under the ceiling. A roll-up or rolling steel door has no panels at all: its steel slats lock together into one curtain, which rolls up onto a drum over the opening. A high-speed door is a powered fabric or rubber curtain that opens in seconds. The right one is decided mostly by how much headroom and side room the opening has, and by how many times a day it cycles.

Do commercial overhead doors need safety devices?

Any powered door needs to be safe to be under, and that means entrapment protection — photo eyes across the opening, a reversing edge on the bottom bar, or both, plus controls positioned so the operator can see the door. Under Ontario's Occupational Health and Safety Act, equipment in a workplace has to be maintained and capable of its job; a powered door with defeated safety devices is neither. We test the safety devices on every service visit, and we will not leave a powered door in service with them bypassed.

Can you replace a door without closing the building?

Yes, and it is normal. Openings come out of service one at a time, and the work is scheduled around your shifts — commonly overnight or at a weekend. A like-for-like replacement into a sound opening is usually a day per door. What extends it is structural work on the jambs or header, which we identify at the measure rather than discovering on the day.
