The three overhead doors, and which one an opening in Etobicoke takes

Almost every commercial overhead opening is closed by one of three doors, and the building decides which, not taste. A sectional is hinged panels running up a track and folding back under the ceiling — the best-insulating door, and the usual answer at a dock position or a commercial garage. A rolling steel door is slats coiling into a barrel above the opening, so it fits where there is no room for a track. A high-speed fabric door is specified for how long the opening stands open. Most Etobicoke buildings have more than one.

The full guide

Garage door, roll-up door or dock door — what you call it in Etobicoke, and what it is

Most calls from Etobicoke do not say overhead door. They say garage door, roll-up, bay door or dock door, and the same opening can go by any of them. The name is not what decides the repair or the replacement; the door is, so a photograph of it is the first thing we ask for.

The full guide

The high-speed doors, and which kind an opening needs

A high-speed door is justified by cycle time, not purchase price: how long the opening stands open, times how often, times what crosses it. Where that is large — a plant aisle, a cooler entrance — it pays for itself on energy, contamination or throughput. Where it is not, it is the dearest way to shut an opening.

The full guide

The operator is a separate decision from the door

What moves the door is quoted, installed and repaired separately from it, and chosen on the same thing: the room around the opening. It also carries the one requirement on this page that is not a preference.

What an overhead door costs in Etobicoke, and when we can be on site

There is no list price, because there is no stock door: every one is built to a measured opening. Two things are worth knowing first — what moves the number, and how long it takes.

The full guide

After hours, when the door will not close

A door stuck open is a building that cannot be secured; a door stuck shut is a bay that cannot ship. Both are the same phone call, and most are one of these four — the commonest being a door driven into rather than a door worn out. None is a reason to force it.

Overhead doors for the work Etobicoke buildings do

The sectors that dominate Etobicoke — logistics, light manufacturing, food processing — each move something different through the opening, at a different rate.

Logistics

A dock is the one place a door earns its money by the cycle: insulated sectionals at the levelers, glazed top panels so a driver can see the apron, and a high-speed door on the aisle behind them where the traffic never stops. Portfolios of twenty identical openings are quoted per door across the building, which is a different number from one door at a time.

Light manufacturing

Plant bays are where the sectional runs out of room. Structure, ducting and crane rail eat the headroom a horizontal track needs, and a rolling steel curtain coiling into a barrel above the opening is often the only door that fits. Cycle counts here are what set the spring or barrel rating, not the size of the leaf.

Food processing

This is the one sector that buys high-speed doors for a reason other than traffic. A fabric curtain that clears the opening in seconds keeps a temperature zone, a pressure differential or a dust separation intact in a way a slow door cannot, and the self-repairing kind gets back into its guides after a pallet truck clips it instead of stopping the line.

Retail

Retail overhead work is the back of the building, not the front: a receiving door onto the service court, and a drive-through or car-wash bay on a quick-service site. Both are exterior openings on a wall the public can see, so the finish matters more than it does on a plant, and a stuck door means deliveries stack up in the lane.

Offices & business parks

What an office building has is a parking entrance and a loading door in the P1 level, and both are usually the least maintained doors on the site until one of them jams. Headroom below a slab is the constraint, so these are often low-headroom track or a rolling curtain, and the gate at the ramp is on its own cycle count in the thousands.

Healthcare & clinics

A hospital or clinic runs its overhead doors out of sight — receiving, the waste dock, central stores, the generator bay. They are on the same 24-hour footing as the rest of the building, which is why they get a maintenance schedule rather than a repair call: an opening that will not close is a security and an infection-control problem at once.

Get an overhead door quoted in Etobicoke

Give us the opening width and height, how much room there is above it and to each side, and whether the space behind it is heated — that is enough to say which door it takes and to price it. Doors on a loading dock or in a drive-through are usually quoted per opening across the building. Door stuck open or shut? Call 800-522-6825 — the line is answered 24 hours.

Photos or shop drawings are enough to quote from, and most quotes go out within a day to a week. One-year warranty on products, three months on labour. BBB Rating A+.

Common questions about overhead doors

Do commercial overhead doors need safety devices?

Any powered door needs to be safe to be under, and that means entrapment protection — photo eyes across the opening, a reversing edge on the bottom bar, or both, plus controls positioned so the operator can see the door. Under Ontario's Occupational Health and Safety Act, equipment in a workplace has to be maintained and capable of its job; a powered door with defeated safety devices is neither. We test the safety devices on every service visit, and we will not leave a powered door in service with them bypassed.

How long does a commercial overhead door last?

The door itself often outlives everything on it. What wears out is the moving parts — springs, cables, rollers, hinges and the operator — and their life is measured in cycles rather than years. A door cycling ten times a day and one cycling two hundred times a day are on completely different schedules even though they look identical. This is why cycle count is the first question we ask, and why high-cycle springs are worth their extra cost on a busy opening.

What are the most common problems with overhead doors?

Broken springs, first and by a distance — they are the part that stores all the energy and they are rated in cycles, so they fail on a schedule you can almost predict. After that: cables coming off the drum, rollers and hinges worn to the point that the door binds, tracks knocked out of alignment by an impact, operators and their limit switches drifting, and bottom sections damaged by whatever hit them. Most of these are inexpensive to fix early and expensive to fix after they take the door out of service.
