Common questions about doors
What is the rough opening for a double steel door?
For a hollow metal frame with a standard two-inch face, the masonry opening is the nominal pair width plus four inches and the nominal height plus two inches — two inches of frame face at each jamb, one at the head. A 6'0" by 7'0" pair therefore needs roughly a 6'4" by 7'2" masonry opening. Crews working to a field-shimmed tolerance add about another half inch of width and a quarter inch of height so the frame can be plumbed rather than forced into place. The arithmetic uses the pair width, not the width of one leaf, and it should be confirmed against the frame schedule before the wall is built.
Do you repair steel doors, or only replace them?
We repair them, and most of our steel-door calls are repairs. Frames get straightened and re-anchored, rusted bottom rails cut out and new sections welded in, hinges and closers replaced, latches and strikes realigned, and kick plates and astragals fitted. A hollow metal opening is worth repairing precisely because every part of it is a part — replacement is the answer when the frame is beyond straightening or the leaf has rusted through.
Can a roll-up door be insulated?
Yes, with an insulated slat — a foam-filled slat with an inner and outer skin. It is a genuine improvement over a single-skin curtain and worth specifying on a heated building. Be realistic about it, though: an insulated roll-up does not match an insulated sectional for thermal performance, because the slat is thinner and there are more joints. If the envelope is the priority and you have the headroom, a sectional is the better answer.
Can any door be automated?
Most can, but not all should. The door has to hang square and swing freely, the frame has to be sound enough to carry the operator, and the header has to be able to take the fixings and the load. Fire-rated openings add a further constraint: the operator, the closer and the labelled assembly all have to be compatible, and the door must still latch on alarm. Where a leaf is dropped, binding or beyond adjustment, we fix or replace the door first — automating a bad door produces a worse door that costs more to run.
Are frameless glass doors the same as shower doors?
No, and this is worth being clear about because searching "frameless glass doors" in Toronto returns mostly shower enclosures. Those are residential bathroom products. What we supply are commercial all-glass doors: entrances, lobby doors, office and boardroom doors and glazed partitions, built from heavier glass, on commercial floor closers and patch fittings, rated for hundreds of cycles a day. We do not do shower enclosures.
Can bumpers be replaced without taking the dock out of service?
Effectively, yes. A bumper change is a short job per position — the bay is unavailable for that time and its neighbours keep running. The work is normally scheduled around your shift pattern and often done on the same visit as leveler or door maintenance. What can extend it is what we find behind the bumper: spalled concrete or a corroded mounting angle needs repair before a new bumper can be fixed properly.
