What is the lifespan of a commercial door?
A hollow metal door and frame can last for decades; what fails first is almost always the hardware — closers, hinges, pivots, locks — and, on powered doors, the operator, springs and cables. That is why the honest answer is that lifespan depends far more on service than on the door. Doors on a preventative-maintenance schedule outlive identical doors that only get attention when they fail.
What are the disadvantages of a steel door?
Weight, thermal bridging, and the fact that dents stay. A 16-gauge leaf is heavy enough to need a correctly sized closer and hinges that actually get maintained, steel conducts cold unless the assembly is thermally broken, and a door hit by a pallet truck keeps the dent until the section is cut out and re-welded. It is also plainer than wood or glass, which is why it is specified for back-of-house rather than for a lobby. Against that: it holds its shape, it can carry a fire label, and every part of it can be repaired in place — which is why it remains the default commercial opening in Ontario.
How often do automatic doors need to be inspected?
The industry standard is a daily safety check by the building's own staff and a full inspection once a year by a certified inspector. Our technicians hold AAADM certification for exactly this — the annual inspection of automatic pedestrian doors — and the daily check takes about a minute: watch the door cycle, confirm it does not close on anything, confirm the signage and guide rails are still in place. Skipping the annual inspection is a liability question more than a maintenance one, because an automatic door is a powered machine that the public walks through.
What is commercial-grade glass?
It is not one product. "Commercial grade" describes glass processed to meet the code and the duty of the opening rather than ordinary window glass: tempered or laminated where the Ontario Building Code calls for safety glazing, certified to CAN/CGSB-12.1, and sealed into an insulating unit for anything exterior. The difference from residential glass is less the glass itself than the fact that the make-up has to be specified and documented per opening.
What is the difference between a dock seal and a dock shelter?
A seal is compressible foam pads that the trailer presses against, which gives the tighter seal but only works well when your trailers are close to one size. A shelter is a framed curtain assembly with a head curtain and side curtains that drape around the trailer, which tolerates a much wider range of trailer heights and widths and does not obstruct the rear doors of the trailer. If your inbound mix is anything from a cube van to a 53-foot reefer, a shelter is usually the right answer despite the slightly looser seal.
How much does a commercial overhead door cost?
The honest answer is that the range is too wide for a "from" price to help anyone: a small uninsulated roll-up in a shop wall and a wind-rated insulated sectional with an operator and safety package are different orders of magnitude. What moves it most is type, size, insulation, wind rating and whether it is powered. We measure the opening and send a firm, itemised quote at no charge — and we will tell you when the less expensive door is genuinely the right one.
