What is the difference between a commercial door and a residential door?
A commercial door is built for traffic and governed by code; a residential door is built for comfort and appearance. In practice that means heavier materials (16–18 gauge steel, aluminum, rolling steel instead of insulated residential panels), hardware rated for continuous use rather than domestic use, and openings that may have to carry a fire label, an exit device or a barrier-free operator. What are the disadvantages of a steel door?
Weight, thermal bridging, and the fact that dents stay. A 16-gauge leaf is heavy enough to need a correctly sized closer and hinges that actually get maintained, steel conducts cold unless the assembly is thermally broken, and a door hit by a pallet truck keeps the dent until the section is cut out and re-welded. It is also plainer than wood or glass, which is why it is specified for back-of-house rather than for a lobby. Against that: it holds its shape, it can carry a fire label, and every part of it can be repaired in place — which is why it remains the default commercial opening in Ontario.
Can you repair a traffic door rather than replace it?
Usually, and it is normally the better value. Hinges and spring cassettes are the most common failure and are replaceable in place. Vision panels, gaskets, sweep strips and edge protection all renew individually. What is not worth repairing is a panel that has delaminated or cracked right through, or a frame that has been struck out of square — a door hung in a twisted frame will keep failing whatever you fit to it.
