Common questions about doors
What type of doors are best suited for exterior commercial use?
A galvannealed hollow metal door in a galvannealed welded frame, in 16 gauge or heavier where the traffic warrants it. The zinc-iron coating is what survives a salted Ontario winter; a factory-primed door left at an exterior opening will rust along the bottom rail within a season or two. Add a sweep and threshold so water leaves the opening, a thermal break where the space behind the door is heated, and stainless rather than paint where washdown or chemicals are involved. Aluminum and glass belong at the front of the building where appearance matters; steel belongs everywhere the door has a job other than being looked at.
Do stainless doors rust?
They can, and the usual cause is contamination rather than the stainless itself — carbon-steel dust from grinding nearby, steel wool used to clean, or chlorides left standing on the surface. That is surface rust on embedded iron, not the door failing, and it is prevented by keeping carbon steel away from the finish and cleaning with the grain using non-chloride cleaners. Genuine pitting means the grade was wrong for the chemistry.

How long does replacing a dock leveler take?
A like-for-like swap into a sound existing pit is normally a single day per position, so a bay is out of service for one shift. If the pit has to be rebuilt, the concrete cure time sets the schedule and the position is out for several days — we give you that number before the work starts, not after. Manufacturing lead time on a new unit is typically 4–6 weeks, with 1–2 weeks to schedule the crew.
How does an automatic sliding door work?
An electric motor in the header drives a belt, which moves carriers running on a track; the door leaves hang from those carriers and are guided at the floor. A control board decides when to move, taking its instructions from the sensors — a motion sensor to open, a presence sensor to hold the door open while somebody is in the opening. When the sensors go quiet the board waits a set hold-open time, then closes at a controlled speed. Everything that goes wrong with these doors is in that chain, which is why diagnosis starts with the sensors and not the motor.
Do high-speed doors insulate?
Some have insulated curtains, but insulation is not really the argument for them. A conventional insulated sectional door has better R-value while closed; the high-speed door wins by being closed far more of the time. Where both matter — a cold store with heavy traffic — the usual answer is both doors: an insulated sectional or a cold-room door for when the opening is idle, and a high-speed door for the traffic.
