What are the most common problems with overhead doors?

Broken springs, first and by a distance — they are the part that stores all the energy and they are rated in cycles, so they fail on a schedule you can almost predict. After that: cables coming off the drum, rollers and hinges worn to the point that the door binds, tracks knocked out of alignment by an impact, operators and their limit switches drifting, and bottom sections damaged by whatever hit them. Most of these are inexpensive to fix early and expensive to fix after they take the door out of service.

Can you replace a door without closing the building?

Yes, and it is normal. Openings come out of service one at a time, and the work is scheduled around your shifts — commonly overnight or at a weekend. A like-for-like replacement into a sound opening is usually a day per door. What extends it is structural work on the jambs or header, which we identify at the measure rather than discovering on the day.

How long does a new overhead door take?

Plan on roughly 2–4 weeks to manufacture once the measure and any shop drawings are approved, then 1–2 weeks to schedule the crew — so about 3–6 weeks in total. Doors are made to your opening, so there is no stock unit to pull off a shelf. Repairs are a different matter entirely: cables, rollers and door hardware are carried on the trucks and are usually a same-visit fix, and a failed operator is replaced rather than rebuilt.
