Most commercial glass door problems are hardware problems, not glass problems. A door that stands open, slams, drags, or won’t latch is almost always a closer, a pivot, a patch fitting, a roller or a lock — all replaceable parts, all far less expensive than a new door. Broken glass is the exception, and it is the one that cannot wait: the opening has to be secured the same day whether or not the replacement pane exists yet.

Broken glass: why we board up first

Commercial door glass is tempered, and tempered glass cannot be cut, drilled or edged after it has been made — it is manufactured to a size and that size is final. So a replacement pane is ordered to your exact opening rather than cut from stock on site, and there is a lead time no supplier can remove.

That is the whole reason emergency board-up exists. When a door is broken we come out, clear the glass, and secure or board the opening so the building is closed and insurable tonight. We measure and order the unit at the same visit, then come back and glaze it on a schedule that suits you. Laminated and insulated units take longer than plain tempered, and a door on an exit route may have a specific glazing requirement — we will tell you which applies when we measure.

What we repair

Everything that makes a commercial glass door open, close, latch and seal. We work on framed aluminum entrances, all-glass (Herculite-type) doors on patch fittings, sliding doors, and automatic doors including their operators and sensors.

Repair or replace — how to decide

Repair when the frame is straight, the leaf is sound and the fault is hardware. Replace when the frame is bent or corroded, the leaf will no longer hold square, the same door keeps failing, or the opening itself has to change. The test is not the age of the door — it is whether the parts that fail are the parts that are replaceable.

What a repair costs

A hardware repair is a service call plus parts and is usually one visit. Glass is priced by the unit. The variables:

  • Which part failed — a closer, a pivot set, rollers, a lock, a threshold
  • Whether the part is a truck-stock item or has to be ordered
  • For glass: the size of the unit and whether it is tempered, laminated or insulated
  • Whether the frame also needs realignment or section replacement
  • Emergency attendance versus a scheduled visit
  • Working after hours to keep the entrance in service during your day

Common questions

How do you fix a glass door that won’t close all the way?

Nine times out of ten it is the closer. A door closer has separate adjustments for swing speed, latch speed and backcheck, and when a door stops short the closer has either drifted out of adjustment or started losing oil. Adjustment is the first fix; if the body is weeping oil, no adjustment holds and the closer gets replaced. The other common cause is a worn top or bottom pivot letting the leaf sit out of square, which we correct by replacing the pivot and re-squaring the door.

How do you adjust commercial glass door pivots?

The top pivot sets the leaf’s alignment in the frame and the bottom pivot or patch fitting sets its height and swing. Both are adjusted with the leaf supported, because an all-glass door is heavy and its glass cannot be trimmed if something shifts. On a framed aluminum door this is routine service work. On an all-glass Herculite-type door we would not recommend doing it in-house: the patch fittings clamp pre-drilled tempered glass, and a leaf that slips is a shattered leaf.

Can you replace just the glass panel in a door?

Yes — on a framed door the glass is replaced in the existing leaf and frame, which is much less expensive than a new door. Two things to know. Commercial door glass is tempered, and tempered glass cannot be cut, drilled or edged after it is made, so the replacement is ordered to your exact size rather than cut on site. That means a lead time, which is why we board up first and glaze when the unit lands. And if the frame itself is bent or the leaf is out of square, glass alone will not fix it.

What should I do if a commercial glass door is broken right now?

When we arrive we make the opening safe: clear the broken glass, secure or board up the opening so the building is closed overnight, and get the door functioning if it can be made to work. Then we measure, order the replacement unit and come back to glaze it, scheduled around your hours.

Do you repair doors your company didn’t install?

Yes, and it is a large part of what we do. We repair commercial glass and aluminum doors whoever supplied them, including doors from companies no longer in business. We carry common closers, pivots, patch fittings, rollers, locks, weatherstrip and thresholds on the trucks, so many calls are fixed on the first visit rather than after a parts order.

Should I repair the door or replace it?

Repair when the frame is straight, the leaf is sound and the problem is hardware — closers, pivots, rollers, locks and glass are all replaceable parts and repairing them is far less expensive. Replace when the frame is bent or corroded, the leaf is out of square beyond adjustment, the door is failing repeatedly, or the opening needs to change — for example a non-thermal frame sweating every winter, or an entrance that has to become barrier-free. We will tell you which one you are looking at, including when the answer is the less expensive one.
