Common questions about doors

How long does a commercial door last?

A hollow metal door in a dry interior opening can outlast the building's fit-out; the same door on an exterior loading elevation may rust at the bottom in a decade. What almost never lasts as long as the leaf is the moving hardware — hinges, closers, exit devices, seals, springs, rollers and operators are the wearing parts and are meant to be renewed on condition. That is the actual argument for maintenance: it does not extend the leaf, it stops worn hardware from destroying it.

How much sound do glass partitions block?

More than people expect from single glazing, and less than they hope. A single-glazed framed partition with proper seals gives a real sense of separation and stops normal office noise being distracting, but a raised voice or a conference call carries. Double glazing with an air gap, and laminated glass with an acoustic interlayer, is what gets you genuine speech privacy for an HR office or a doctor's consulting room. The other half of the answer is not the glass at all: it is whether the partition goes to the slab above or stops at a suspended ceiling with an open plenum over it.

Do automatic doors have to be tied into the fire alarm?

Often, and it is one of the details that gets missed on a retrofit quotation. Where a door is on an egress route or in a rated separation, its behaviour on alarm has to be specified — some doors are required to open and stay open, others to close and latch, and holding a rated door open on a magnet is only permitted where it releases on alarm. The rule follows the opening's role in the building, not the operator's brand, so it is decided with the door, not after it.

What is the difference between a hollow metal door and a steel door?

In commercial work, nothing — hollow metal is what the trade calls a commercial steel door, and the two terms are used interchangeably on drawings and in quotes. A "commercial-grade" door means exactly this assembly: a steel leaf built to an ANSI/SDI level, hung in a steel frame, prepped at the factory for commercial hardware. The distinction worth making is against residential steel entry doors: those are an insulated slab in a wood or composite frame, sold as a finished unit, and they are not built for continuous traffic, commercial hardware or a fire label. They are a different product with a different price, and we supply those too — ask for the residential line rather than this one.

How long does a high-speed door take to install?

Plan on roughly 2–4 weeks for manufacture once the opening is measured and the electrical supply confirmed, then 1–2 weeks to schedule — about 3–6 weeks in total. The installation itself is normally a day per opening, but it needs power at the door and, where the door is interlocked with plant or ventilation, coordination with whoever owns those controls.

Should we replace the windows or just the glass?

If the frames are straight, thermally broken and the glazing pocket will take a modern sealed unit, replacing the glass gets most of the energy benefit for a fraction of the cost — that is reglazing, and it is covered on our window glass replacement page. Replace the windows when the frames are bent or corroded, the thermal break has failed and the frames sweat every winter, the frames are single-glazed with a pocket too shallow for a sealed unit, or the opening itself has to change size or become operable. We check the pocket depth and the frame condition on the first visit and tell you which of the two projects you are looking at.
