Common questions about doors
How do you lubricate a commercial roll-up door?
Sparingly, and not with the wrong thing. Hinges, roller stems, bearings and the spring coils take a light machine oil or a purpose-made garage-door lubricant. Two mistakes are common: heavy grease, which collects grit and becomes an abrasive, and spraying the track — the track is a running surface, not a bearing, and lubricating it makes the rollers slide rather than roll. Nylon rollers should not be oiled at all. On a commercial door the lubrication is the least valuable part of the visit; the inspection around it is the point.
How much does a commercial sliding glass door cost?
It depends on the opening size, the number of panels, whether it is automatic, the glazing, the finish and the site conditions — an interior single-slide room divider and an automatic bi-parting exterior entrance with a thermally broken frame are not the same order of number. Rather than publish a "from" price that misleads, we measure the opening and send a firm, itemised quote at no charge.
Can you open an automatic door in a power failure?
Yes, and on an egress route it is a requirement rather than a nicety. Sliding doors on an exit route are built with break-out panels: push the leaf hard from inside and it swings out of its track to give a clear opening. Swing doors with a low-energy operator can simply be pushed open manually when the power is off — the operator declutches. What you should not assume is that a given door does this: break-out is a specified feature, and a slider bought without it stays shut. We confirm which behaviour an existing door has as part of an inspection.
What is a standard exterior commercial door size?
A 3'0" by 7'0" single leaf is the commercial standard, and most rear, service and stairwell doors in Ontario are that size. Widths run from 2'0" to 4'0" in two-inch increments and heights are usually 6'8", 7'0" or 8'0", with 4'0" by 8'0" the largest standard single leaf before the door, its hinges and its frame all become custom. Standard pairs are built from two standard leaves — 6'0" by 7'0", from a pair of 3'0" doors, is the common double door. Staying on that grid is the difference between a door that ships in days and one that joins the four-to-six-week production queue.
What is the difference between a folding grille and a folding gate?
What they are made of, and where they belong. A folding grille is built from aluminum in a lattice or brick pattern — lighter, more finished, and the version shopping centres accept across a glazed shopfront. A folding gate is built from hollow metal tube, and it is the heavier, plainer, street-facing product: fitted behind windows and doors on storefronts that face outside, where nobody is judging how it looks at three in the morning. Both stack sideways; the material and the setting decide which one you want.
What is the strongest glass for a commercial opening?
For resisting a person trying to get in, laminated glass — two lites bonded to a plastic interlayer that holds the fragments and the opening together even after the glass breaks. Tempered is about four times stronger than ordinary annealed glass of the same thickness and breaks safely, but it still leaves the frame empty, so it is a safety product rather than a security one. Where break-ins are the recurring problem, the honest answer is often laminated glass plus a shutter or grille rather than thicker glass alone.
