Common questions about doors

What type of doors are best suited for exterior commercial use?

A galvannealed hollow metal door in a galvannealed welded frame, in 16 gauge or heavier where the traffic warrants it. The zinc-iron coating is what survives a salted Ontario winter; a factory-primed door left at an exterior opening will rust along the bottom rail within a season or two. Add a sweep and threshold so water leaves the opening, a thermal break where the space behind the door is heated, and stainless rather than paint where washdown or chemicals are involved. Aluminum and glass belong at the front of the building where appearance matters; steel belongs everywhere the door has a job other than being looked at.

Can a bi-folding door be automatic?

Yes. Powered folding doors exist and we are a dealer for the lines that make them, and the automatic version is a separate specification rather than an add-on. Automation makes sense on an accessible entrance or a high-traffic opening; on a patio wall that gets opened in May and closed in September it is money spent on a motor that mostly sits still. Can you manually open an automatic door?

Usually, and how depends on the type. A low-energy swing operator declutches, so the door simply pushes open like an ordinary door. A sliding entrance on an egress route has break-out leaves: push firmly from inside and the leaf swings out of its track. A slider without break-out — common on interior and industrial openings — has no manual mode and needs the operator released by a technician. If you do not know which you have, that is worth establishing before the day you need it.

How long does a steel door take to arrive?

Typically 4–6 weeks to produce a door and frame once the shop drawings are approved, then 1–2 weeks to schedule the job and install it, depending on the size of the project. Stock-size doors in a common gauge and prep can be much faster; rated assemblies, custom sizes, galvannealed and stainless leaves and anything with unusual hardware prep set the schedule. Once it arrives, one door and frame is usually a day's work on site, while a full door schedule on a construction project runs for several weeks.

Is it expensive to replace glass in windows?

Reglazing is materially less expensive than replacing windows, because you are buying glass and labour rather than glass, frames, fasteners, sealant and the making-good around a new opening. The cost is driven by the size of the unit, the make-up (plain, tempered, laminated, or a low-E sealed unit), and access — a lite above the third floor needs a lift or a swing stage and that can exceed the glass itself. Doing a whole elevation at once prices better per unit than replacing them one at a time as they fail.

Can a wooden door be fire-rated?

Yes, and fire-rated wood doors are used throughout hotels, condos, hospitals and schools. The rating comes from the core rather than the face: a mineral core — a non-combustible board made from mineral fibre — sits behind the veneer or laminate, with fire-rated edges and blocking around it. The result is a labelled assembly that carries a certification mark exactly like a steel one, while looking like the millwork around it.
