Stoneleigh Management manages a property of three buildings at 71–91 Kelfield Street in Etobicoke, with more than twenty commercial units between them. Every exterior glass and aluminum storefront and window on the property was replaced, and Canuck supplied and installed the lot.
The project was awarded in June 2022, with a target of the end of that year. Most of the work was completed by January 2023, through post-COVID lead times and a manufacturer that was expanding its plant at the time.

What went in
The new storefronts and windows are Windspec 655 series framing. The old frames on the property were narrow. The new ones had to meet a thermal performance requirement, which meant a deeper frame. That changed more than the frame: every opening needed extra work to fit the wider section, and the client then had to finish the interior around it.
Three buildings, three crews
With more than twenty units across three buildings, the job was organised by building: a separate installation crew for each, and a professional caulking team for the exterior seals across the whole property.
The job was run as three jobs in parallel. Three separate teams, one for each building, handled the installation, and a professional caulking team did every exterior seal on the property, so the finish was the same everywhere.
Before any installation, the crew visited the site to check that the opening sizes and the frame sizes agreed. During the job, any damaged or defective part was replaced right away.
Tenants who needed notice
The units were occupied, and some tenants needed a lot of notice before work could start on their unit. So the installations were scheduled well in advance, and the order of work was planned so that every day on site had units ready to do. No days were wasted waiting for access.
Lead times, and a changing layout
Pre-production took two months, covering the contract, the drawings and their approval. There were delays in the drawing approval while the layout of the frames changed, and lead times were longer than normal: the industry was still catching up after COVID, and our manufacturer was expanding its plant at the time.
