Glass Aluminum Doors and Windows in Scarborough: 43 Openings Across Two Buildings at 777 Warden Avenue
Twenty-four glass aluminum doors, twelve hollow metal doors and seven glass aluminum windows, installed across two buildings at 777 Warden Avenue, Scarborough, for BOLD Developments. Each unit was adapted to fit the existing openings, and the whole job was finished by October 2024, before the tenants moved in.

BOLD Developments was preparing two buildings at 777 Warden Avenue in Scarborough for new tenants. The old doors and windows, and parts of the previous construction around them, had to come out, and new ones had to go in: 24 glass aluminum doors, 12 hollow metal doors and 7 glass aluminum windows. BOLD ran the job as its own general contractor, and Canuck did the removal, supply and installation.
We received the project in mid-2024. The deadline was October 2024, because the tenants were moving in.
Four decades of doors for names Ontario knows — Canada’s Wonderland, Tim Hortons, Canadian Tire, the LCBO, Metrolinx, Marriott & Hilton hotels, the University of Toronto — plus thousands of businesses across the GTA. Dependable people, quality products, since 1979.

The glass aluminum doors and windows give the units their entrances and daylight. Hollow metal doors are the tougher option, the kind used where a door takes more knocks than a glass one should.
Fitting new units into old openings
This was a retrofit. Every unit had to be modified to fit the existing openings, rather than the openings being rebuilt around standard sizes.
On new construction, the openings are built to suit the doors. On a retrofit it is the other way round: the openings are already there, and they are rarely all the same size. Each of the 43 units had to be adapted to its own opening. That takes experienced technicians, because a frame that does not quite fit shows up as a gap, a draught or a door that will not close.
Racing the manufacturers
The deadline left no slack, so all of the manufacturing had to be rushed. We worked closely with the manufacturers to make sure the products were delivered on time. It was a tight schedule to manufacture against, but with careful planning and close monitoring of every order, the job was completed on time, before the tenants moved in.
Questions this job answers
Can doors and windows be replaced before tenants move in?
Yes, if the manufacturing is planned around the date. On this job 43 doors and windows across two buildings were ordered in mid-2024 and installed by October, ahead of the move-in.
What is different about a retrofit installation?
On a retrofit the openings already exist, so each new door or window has to be adapted to fit its own opening. It takes more measuring and more skilled installation than new construction.
When should a hollow metal door be used instead of glass?
Where the door takes hard use or needs to be secure, such as service entrances, back doors and utility rooms. Glass aluminum doors suit main entrances where people need to see in and out.
