At 30 Todd Road in Georgetown, EFCO Corp needed the exterior glass and aluminum windows and storefronts on its building replaced. Mirodan Contracting was the general contractor, and Canuck supplied and installed the new framing and glass. The job was completed in July 2023.
It was, by our own account, a straightforward job. The two things worth telling another building owner about are the parked cars and the manufacturer's backlog.
Four decades of doors for names Ontario knows — Canada’s Wonderland, Tim Hortons, Canadian Tire, the LCBO, Metrolinx, Marriott & Hilton hotels, the University of Toronto — plus thousands of businesses across the GTA. Dependable people, quality products, since 1979.
What went in
The new windows and storefronts are Commdoor 2500 series aluminum framing. It is a single-storey building clad in grey metal panels, and the windows sit in long horizontal openings in the panels, with glazed entrances under small canopies.

Cars next to the windows
Some of the windows sat right beside the parking spaces. The vehicles parked there had to be moved before those windows could be replaced, which meant planning the order of work with the client.
A window replacement needs working space outside the wall. Here some of the windows were so close to the parked vehicles that the crew could not work on them safely with cars in place. The replacement of those windows was coordinated with the client, so the spaces could be cleared on the days they were done.
A backlog at the manufacturer
The client had been given a 6–8 week lead time. At the time, the manufacturer was backlogged, and production took four weeks longer than expected.
It did not cause a problem in the end, because the client was not in a rush. It is still worth saying: the lead time on a window job depends on the manufacturer's workload as much as on the installer's, and it can move.
Finishing properly
When the installation was done, some of the caulking was not as smooth as it should be. Those areas were redone. Caulking is the seal around each frame, and it is also the part of a window people see up close, so it is worth getting right. The client was happy with the result.

Questions this job answers
How long does it take to replace commercial windows?
On this job the promised lead time was 6–8 weeks. A backlog at the manufacturer added four weeks. The installation itself is the shorter part: most of the time is drawings and production.
Do parked cars need to be moved for a window replacement?
If they are close to the windows, yes. The crew needs space outside the wall to work safely. On this job those windows were scheduled with the client so the spaces could be cleared.
What if the caulking doesn't look right?
It should be redone. Here some areas were not smooth after installation, and they were redone and the client was happy with the result.
