Common questions about doors

Do you repair doors you did not install?

Yes — most of the automatic doors we service were installed by somebody else. We are dealers for Record, Assa Abloy and Entrematic and work on other makes besides. The limit is honest rather than commercial: parts for these systems are brand-specific, and on a genuinely obsolete operator there comes a point where no board or carrier exists at any price. We will tell you when you have reached it.

What is a hollow metal door?

Two formed steel face sheets welded or interlocked around a core, hung in a steel frame. The name describes how it is built rather than what is inside it — the cavity is filled with honeycomb, polystyrene, polyurethane, mineral board or steel stiffeners depending on what the opening has to do. It is the standard commercial door in Ontario because it is dimensionally stable, can carry a fire label, and every part of it can be repaired in place.

Can a sliding glass door be used in an exit route?

Only with the right hardware. Sliding doors on an egress path are specified with break-out panels that swing outward under pressure to give a clear exit, and automatic sliders are specified so they fail to a safe state on power loss. Tell us whether the opening is on an exit route and we will spec it accordingly — if the code answer for your opening is a swing door, we will say so and supply that instead.

Why is my double-glazed window foggy, and can it be cleaned?

It cannot be cleaned, and no one can clean it — the moisture is sealed inside. A double-glazed window is an insulating glass unit: two panes bonded to a spacer with a sealed cavity of dry air or argon between them. When the edge seal fails, humid air gets into that cavity and condenses on the inside faces, which is the haze you are seeing. There is no access to those surfaces without destroying the unit. The fix is to replace the sealed unit, and because the frame is untouched this is reglazing rather than window replacement.

Can you replace a fire-rated door and keep the frame?

Only if the frame is itself labelled, sound and square, and the new leaf is listed to work with it. That is often the case in institutional buildings, where welded frames outlive several sets of doors, and it makes for a much less expensive job. Where the frame is unlabelled, damaged or has lost its anchors, the assembly goes in as a unit — a labelled door in an unlabelled frame is not a fire-rated opening.

Can a steel door frame be repaired instead of replaced?

Usually, and it is the less expensive answer. Frames get straightened and re-anchored, rusted bases cut out and new sections welded in, hinge reinforcements repaired or re-tapped, and strikes and closer plates realigned. What forces replacement is a frame whose anchors have let go in the masonry, one that has been hit hard enough to twist along its length, or rust at the floor line that leaves nothing solid to fix to.
