Project Name: 71-91 Kelfield St
Location: 91 Kelfield St #71, Etobicoke, ON M9W 5A3
Client: Stoneleigh Management
Canuck Door Systems proudly partnered with Stoneleigh Management to undertake a large-scale renovation project at 71-91 Kelfield Street, replacing the exterior glass aluminum storefronts and windows across three separate buildings. The project encompassed over 20 commercial units to deliver an upgraded, aesthetically pleasing, and thermally efficient facade for each.
The project’s main goal was to replace the front glazing and aluminum framing for all commercial units by the end of 2022. Awarded the contract in June 2022, the Canuck Door Systems team faced a tight deadline, as pre-production, including signing contracts and approving drawings, took two months. Despite challenges with lead times and frame layout adjustments, most of the work was completed by January 2023.
As with many projects in recent times, the aftermath of COVID-19 disrupted supply chains, resulting in longer lead times. Additionally, ongoing expansion at our manufacturer’s plant added another layer of complexity to meeting project deadlines. Canuck Door Systems also faced the challenge of replacing narrow existing frames with newer, wider aluminum frames, a necessary step to meet the updated thermal performance requirements. This required extra coordination with the client to ensure smooth installation and minimal impact on tenants’ operations.
For this project, Canuck Door Systems utilized Windspec’s 655 Series Glass Aluminum storefront systems. These high-performance products were chosen to enhance the durability and thermal efficiency of the buildings while maintaining a modern and clean aesthetic.
Three dedicated installation teams were hired to manage each building, ensuring a smooth and efficient process. A specialized caulking team was also created to guarantee precision in sealing the exteriors. Proactive scheduling was essential, especially with multiple commercial units and tenants involved. Canuck Door Systems worked closely with tenants to coordinate installations and minimize disruptions to their operations.
Quality control measures were also integral to the project’s success. Initially, the project manager conducted regular site visits to verify that opening sizes and frame dimensions were accurate, significantly reducing the chances of installation errors. Furthermore, any damaged or defective parts were promptly replaced, ensuring the final product met customer expectations.
Despite initial delays and logistical challenges, the project was completed to the satisfaction of Stoneleigh Management. The upgraded storefronts not only enhanced the appearance of the buildings but also provided improved energy efficiency and long-term durability.
